What kind of lessons can I share?

For starters, you don’t need to take every single listing. I had this one listing where it was on a busy road, near a busy intersection, near a busy hospital, the builder moved the house too close to the busy road.

The builder ended up having delays, wanted us to market the property before it was built, and increase the price while we are actively listed.

They made the kitchen too small and all sorts of things.

Frankly, the builder had to get as much out of this as possible.

We’re coming from the perspective of sometimes these new builds, you’re just not going to make any money on them.

The market spoke and that’s just a hard lesson.

The lesson I learned personally, is sometimes you just don’t need these listings.
