The Palisades is one of Washington, DC’s quietest and most architecturally varied neighborhoods, offering a distinctly suburban feel just minutes from the amenities of upper Wisconsin Avenue and the trails along the Potomac.

Where The Palisades Sits in DC

The Palisades is a residential neighborhood in the far northwest corner of DC, between Georgetown and the Maryland border. MacArthur Boulevard runs through the middle of it. The Chesapeake and Ohio Canal and the Potomac River are close by. It is a neighborhood that feels noticeably quieter than most of the city, and for many buyers, that is exactly the point.

It is not a neighborhood you pass through. People who live there generally chose it deliberately. They wanted more green space, lower density, and proximity to the canal trail and river without leaving DC.

What the Housing Stock Looks Like

The housing in The Palisades is a mix. You will find craftsman bungalows, colonial revivals, cape cods, and larger custom homes. Lot sizes vary, but many properties have real yards, which is less common in other DC neighborhoods at similar price points.

Prices have generally held up well here over the past several years. It is not the cheapest neighborhood in DC, but it is not at the very top of the market either. Most transactions attract buyers who are planning to stay for a while.

Day-to-Day Life in the Neighborhood

The Canal and Outdoor Access

One of the clearest draws is the C&O Canal towpath, which is walkable or bikeable from most of the neighborhood. If you use outdoor space regularly, this is a real quality-of-life factor. People walk dogs, run, and bike along the canal without driving to it first.

MacArthur Boulevard

MacArthur Boulevard has a handful of restaurants, a grocery option, and some local retail. It is not a destination commercial strip, but it covers the basics. For more variety, most residents head into Georgetown or Tenleytown.

Getting Around

Most people in The Palisades have a car. There is bus service, but the neighborhood is not within walking distance of Metro. If you commute to a downtown DC office regularly and prefer not to drive, this is worth factoring in before you buy.

Who Tends to Buy in The Palisades

Buyers in The Palisades often share a few things in common: they want more space than inner-ring DC neighborhoods typically offer, they value proximity to outdoor recreation, and they are generally planning to stay for a longer stretch. It attracts buyers who have often already lived in DC for some time and are specifically looking for this type of setting.

Things to Evaluate Before Making an Offer

Because the housing stock is older in many cases, condition varies more than in newer construction neighborhoods. A good inspection matters here. Older systems, basement water issues, and aging roofs are things that come up regularly. Budget for the inspection and pay attention to what it finds.

Traffic on MacArthur Boulevard can back up during peak commute hours. If you are buying close to the boulevard, it is worth driving through at different times of day to get a realistic sense of it.
