I know many folks romanticize the idea of being a landlord in DC but there are a number of steps you need to go through to have a legal rental.
You’ll need to get a business license and an exemption number from the city as well as have the city inspect the property to make sure it meets code.
It takes some work and at the end of the day your tenant is a customer you need to respond to if any issues come up.
