home is not how you are going to sell your home. Edit your belongings and put
away your personal things. Especially those family photos. You want your buyer to
be unfamiliar with you so they can visualize themselves in your home. And
decluttering includes your closets, attic, and garage.

Windows:
Here’s a simple and effective one. Clean your windows. Take down curtains and
drapes to let in more light. Also, increase the sunlight in your home by 30% by
putting your window screens away in storage. Now your home will show better
and perform better in listing photos.

Repairs, Paint, and Landscape:
Make necessary repairs, paint, and landscape the home. Buyers always
overestimate the cost of repairs and paint so take that burden off them, so it
frees them up to fall in love with your home. When painting go with neutral colors
throughout the home. I always recommend a bright white paint for the interior
walls because it makes the home brighter, show larger and pops in the
photography. And don’t forget landscaping. A first impression is always
important.

Staging:
Staging is a powerful marketing tool. It is estimating it can increase the home’s
sales price by as much as 10%. How does it do that? It allows for the buyer to
visualize themselves in the space by providing dimension and scale to the rooms
with a coordinated palate. I always recommend to my clients that if they can
move out of the home and stage the property, they are setting themselves up for
the highest potential offers.

Updating:
Updating your home is not always necessary but when done correctly will
generate amazing returns. Standard updates to consider are your kitchen and
bathrooms. Also, folks today want big open spaces for the family room and
kitchen space so if you can open up some walls you will have what today’s buyers
want. Though not all updates will have the same ROI so consider finding a
talented designer to guide you.
